The place did have quite thin walls and we had a lot of foot traffic outside our door (we were in room 1). If you are a light sleeper, I would suggest a room at the end of the corridor

Delightful Bed and Breakfast in a delightful town!

We had arrived, purposely, at 11am as we wanted to maximise our time in Rye. We decided to say hello to the Guys at The Old Borough Arms. Although check in is 2pm, they were more then happy for us to check in at that moment as the room was ready. It was a perfect start to a perfect day. Read more

Extremely comfortable bed! We enjoyed the fact that there were endless amount of tea bags/milk as other hotels/b&bs limit their amount. Free view was ideal. Breakfast was a treat!

Great room with a brand new bathroom!

Just spent a very nice night in the ancient and very pretty Old Borough Arms in Rye. Very comfortable ground floor room with an excellent bathroom and shower- the owners told me it had just been fitted one week ago. Nice breakfast in the morning, too. Read more

The hotel doesn't have a car park. There's free on-street parking on Sunday, until 0900 the following morning, but I'd guess that parking could be a bit tricky in high summer.

Overrated accommodation, convenient location

Expected the luxury the website promised got a standard accommodation with stained dirty carpets in room and corridor. Door to bathroom dirty, room difficult to lock, stairs in to hotel not safe if you are the slightest bit less than fully able. No 24hr reception. Beds comfortable and room quiet. We felt welcomed and looked after. Breakfast was really good with great quality food and options. Our room was nice and dark and also nice and quiet. We also liked the cafe and I wish I had remembered we could have had 10% off our teas and meal there!! But so good to have that there to. Read more

Basics good, a few tweaks would make the stay better

The impressive website set a high standard but our experience didn't quite live up to the expectation this set.
The basics were good: a very comfortable bed meant we had a great sleep and the quality of breakfast was high. Robbie was a friendly face and very helpful when checking in.
Generally, the service could've been improved along with a few other checks and fixes of the room, such as the wonky loo seat.

Recommendation would be a maybe now, but a yes if these changes happened. Read more

Access to the town

The cobbled entrance made arrival into. The hotel difficult, particularly as tables and chairs hid the stairway. Once inside it became explicilt that the nature of the building caused the difficulty with access. Rooms very quiet and clean. It was easy to explore the town on foot. Very friendly greeting upon arrival. Cosy and inviting ,well decorated reception and lounge with log fire.

Myself and a couple of friends stayed in Rye for a couple of days for a wedding and were booked into the Old Borough Arms. We were truly satisfied with our stay there. Rye is a lovely little village which oozes character and the Old Borough Arms is no different. It's situated in the heart of the village, we found the staff to be really friendly and helpful and the breakfast was top class. The rooms were fine, what one would expect from a good bed and breakfast. Read more

As a young couple, we had a lovely 2 days one night but probably wouldn't stay much longer as its quite a quiet place not much to do in the evening.

The Old Borough Arms is ideally located for a visit to Rye as it is within easy walking distance of all the town's sites. It is a friendly, pleasant place with well designed rooms on a busy corner opposite a nice pub and a range of antique shops. There is a good choice at breakfast - you don't feel obliged to eat a full English every day! Read more

Our room was on the ground floor with an internal bathroom which never properly dried out so there was a stale smell and the towels felt damp.

Very friendly, excellent location and lovely to the children

All very good indeed, Sarah gave us a crate of toys for our toddler to play with, which was a godsend. Delicious breakfast and great location. Buggy storage was very handy but would have been better had we known in advance so we didn't have to wrestle it up the narrow stairs. Room a tad small for the cot, shame no bath, just a shower, but other than that the facilities were in excellent condition and the service was outstanding. Read more

Great Stay

We were surprised at the quality of the room. It was in a great location in Rye and the staff was wonderful. I stayed with my mother who is 64 and she loved it as well. The bed was comfy and the room was really nicely decorated with antique dressers and bedside drawer. Read more

Thank you for your review, it's true that at times (not often) there is some noise from the nearby pub, I hear it myself but usually this is only until 11pm thankfully!
We are the very last county in the UK to receive digital TV with the final switchover being the 13th June 2012 so we will have lots of channels from then on.
Unfortunately we don't currently consider air-con to be an option but will review this in the future.

Very true that it was a terrible weekend for noise. I have been told that the alarm going off at Baileys was due to the extreme cold. Not sure how true this is but to be fair it doesn't normally go off, so will give them the benefit of the doubt this time! Not sure what excuse the people with the cars had except that possibly they were also very cold (rude and inconsiderate also spring to mind) Hope it hasn't put you off too much and you will give us another try next time in Rye.

Great location, generous staff

Booked the small double room the night before. They apparently hadn't received the booking, and generously offered a larger double room (room 1) at no extra cost.
Ground floor room for very convenient access through a side door onto the street. Bed very comfortable. Nice en-suite bathroom. Overall, very happy with the room - aside from a (mild) unpleasant odour around the bed (like sweaty feet).
After checking out, staff let us store our luggage while we travelled to nearby Camber Sands. Read more

First impressions where great, lovely room very clean, small but enough space. The bed was comfortable but you could hear other guests in there rooms and some strange noise hard to say what it was kept me awake for one of the nihgts. A nice venue with a boutique feel

The venue was good and I would recommend it. Rooms are clean and well appointed. Being very central the OBA offered a convenient position to base ourselves and wander around Rye. There was some noise from the road during the night but nothing that off putting. Incredible review! The guests arrived full of flu (nice for all of us) to try to check-in a day early so they could go home earlier, but we were fully booked so coudn't help, so they left. I told them I would be in touch to arrange / discuss a refund but within a day we get this review. I find it a bit odd that they chose to write a review before contacting me, and how did they decide to score breakfast 1/5? No refund and all zero's from me too I'm afraid.

In all fairness some of the points mentioned are correct, and we thank you for bringing these points to our attention. The ground floor contains part of the old town wall which can get damp when it rains heavily which it has done recently. This is being looked into and there should be a remedy for this. Ground floor rooms are on street level. We are going through all of the rooms right now in response to these comments to make sure that the high standard of cleanliness we have is maintained.

Tops for friendliness and convenience

Staff could not have been more helpful. Useful travel advice during snow disruptions. The room was warm and comfortable and we appreciated éxtras' such as the bottled water.Á great choice on the breakfast menu too.Really cannot find any negatives! Lovely stay in Rye

Guest house has loads of character and perfectly situated at the centre of Rye. The rooms were tastefully decorated and very comfortable. Only problem was first room we were allocated was cold and the radiator in the bathroom didn't work but as soon as I mentioned it we were given another room. The owners were very helpful and I enjoyed my stay. Read more

Description

The Old Borough Arms is a four star Guest House in the heart of Rye. All of our 9 rooms are ensuite and are decorated to a high standard following renovation in early 2014. A full English breakfast is included in our room prices. New for 2015 is a 3 bedroom apartment at the top of the building with 3 good sized bedrooms and a living room that looks out across The Strand. We have also just added a fantastic terrace that is on the corner of Mermaid Street which guests of The Old Borough Arms can use along with customers from The Mermaid Street Cafe. All guest rooms have tea & coffee making facilities, TV, clean and crisp sheets and towels and good quality comfortable beds so that you can have a wonderful and restful sleep. We have a well stocked bar providing a range of drinks for guests to sample and free Wi-Fi access is available throughout the building. The Old Borough Arms overlooks the bustling Strand Quay and from our veranda many interesting shops can be seen including stylish antique centres and old curiosity shops. The town centre with many more interesting and individual shops, pubs and restaurants is only a few minutes walk away. Beneath the Old Borough Arms in Rye, you will find The Mermaid street Cafe which has been featured in Sussex Life Magazine where our friendly staff will be happy to serve you with a traditional cream tea, a light lunch, or a delicious cake from our great selection of indulgent locally baked cakes. We also stock Movenpick Ice Cream which is the most delicious ice cream we have come across on our quest to find the best. We also have a reputation for serving fantastic coffee from simple americano's to skinny vanilla soya lattes!! Guests of the Old Borough Arms receive a 10% discount on any purchase made at the Mermaid Street Cafe.
