At the top of the building is our newly refurbished "Tillling Suite"which has three bedrooms (two double and a single). There is also a nice size living room that looks over to Strand Quay and a modern bathroom with a bath and shower. The minimum stay is for two nights and breakfast is not included.

I stayed for one night in November with a good friend of mine. The quality of the accommodation really impressed me - I was expecting more chintz perhaps, but it's really tastefully decorated. Stayed for one night, booked a normal double but when we arrived we got a free upgrade to the four poster bedroom. Room was amazing, bathroom one of the best for a b&b. We had a lovely weekend at the Old Borough Arms, fantastic location, lovely restaurants, pubs and shops in close proximity and 10mins down the road you have Camber Sands to strol along the beach.

We had a very comfortable night in the room with the 4 poster bed. Excellent coffee making facilities with plenty of choice and milk. Stayed here for 5 nights, based on good reviews. We've known Rye for many many years but were lamenting the loss of previous good places we've stayed. And now we have another wonderful find. OBA is built right against the remains of the town wall by what was the Strand Gate, which makes for an oddly shaped property, but one which is therefore full of character. It has just 8(?) rooms, mostly in a piece of sympathetic new-ish build. Small roof terrace is a lovely place to read in afternoon sun. Read more

The impressive website set a high standard but our experience didn't quite live up to the expectation this set.
The basics were good: a very comfortable bed meant we had a great sleep and the quality of breakfast was high. Robbie was a friendly face and very helpful when checking in.
Generally, the service could've been improved along with a few other checks and fixes of the room, such as the wonky loo seat.
Recommendation would be a maybe now, but a yes if these changes happened. Read more
The cobbled entrance made arrival into. The hotel difficult, particularly as tables and chairs hid the stairway. All very good indeed, Sarah gave us a crate of toys for our toddler to play with, which was a godsend. Delicious breakfast and great location. Buggy storage was very handy but would have been better had we known in advance so we didn't have to wrestle it up the narrow stairs. Thank you for your review, it's true that at times (not often) there is some noise from the nearby pub, I hear it myself but usually this is only until 11pm thankfully!
We are the very last county in the UK to receive digital TV with the final switchover being the 13th June 2012 so we will have lots of channels from then on.
Unfortunately we don't currently consider air-con to be an option but will review this in the future.

Very true that it was a terrible weekend for noise. I have been told that the alarm going off at Baileys was due to the extreme cold. Not sure how true this is but to be fair it doesn't normally go off, so will give them the benefit of the doubt this time! Not sure what excuse the people with the cars had except that possibly they were also very cold (rude and inconsiderate also spring to mind) Hope it hasn't put you off too much and you will give us another try next time in Rye.

In all fairness some of the points mentioned are correct, and we thank you for bringing these points to our attention. The ground floor contains part of the old town wall which can get damp when it rains heavily which it has done recently. This is being looked into and there should be a remedy for this. Ground floor rooms are on street level. We are going through all of the rooms right now in response to these comments to make sure that the high standard of cleanliness we have is maintained.

Very pleased with location. Staff were friendly. Room was very clean and nicely decorated. However, our room was in the basement of the hotel which smells damp. This was the only fault I would say that would put me off staying here again. I would therefore request a room on a different floor as the smell was only apparent in the basement area. Read more

Guest house has loads of character and perfectly situated at the centre of Rye. The rooms were tastefully decorated and very comfortable. The Old Borough Arms is a four star Guest House in the heart of Rye. All of our 9 rooms are ensuite and are decorated to a high standard following renovation in early 2014. A full English breakfast is included in our room prices. New for 2015 is a 3 bedroom apartment at the top of the building with 3 good sized bedrooms and a living room that looks out across The Strand. Check in times are from 3pm until 8pm. We have also just added a fantastic terrace that is on the corner of Mermaid Street which guests of The Old Borough Arms can use along with customers from The Mermaid Street Cafe. All guest rooms have tea & coffee making facilities, TV, clean and crisp sheets and towels and good quality comfortable beds so that you can have a wonderful and restful sleep. We have a well stocked bar providing a range of drinks for guests to sample and free Wi-Fi access is available throughout the building. The Old Borough Arms overlooks the bustling Strand Quay and from our veranda many interesting shops can be seen including stylish antique centres and old curiosity shops. The town centre with many more interesting and individual shops, pubs and restaurants is only a few minutes walk away. Beneath the Old Borough Arms in Rye, you will find The Mermaid street Cafe which has been featured in Sussex Life Magazine where our friendly staff will be happy to serve you with a traditional cream tea, a light lunch, or a delicious cake from our great selection of indulgent locally baked cakes. We also stock Movenpick Ice Cream which is the most delicious ice cream we have come across on our quest to find the best. We also have a reputation for serving fantastic coffee from simple americano's to skinny vanilla soya lattes!! Check in is between 3pm and 8pm. In the Winter months we would appreciate an E.T.A. Guests of the Old Borough Arms receive a 10% discount on any purchase made at the Mermaid Street Cafe
