Great Room, Great Staff, OK value for NYE, Breakfast Disappointing

We stayed for NYE 2014 and booked V. last minute. The price was for the room and breakfast, and was cheap by London standards for that night but expensive, I suspect, In comparison with the Black Lion's usual rate. We were greeted by the B&B manager who was very polite, friendly and couldn't do enough for us. We loved the room, it was modern, clean, and had everything you'd expect from a normal hotel room. Bed was very comfortable, the standalone heater was great for a very cold winter's night. Read more

A convenient place to stay for a fairly reasonable rate

The room booked was an en suite twin bedded room on the first floor. It was clean, had a small fitted wardrobe, small table and two chairs as well as two single beds with clean white cotton sheets,pillow cases and duvet cover. The floor was covered with a wood effect replacement floor. My bed was rather lopsided due to many guests sitting on the side of the bed and breaking it down and that made it uncomfortable. A hidden gem for a reasonable price

Lovely from start to finish - room was clean & tidy (if a little loud at the front of the hotel, but this is NO fault of the pub, what do you expect when you're staying on a busy high street in London?!) Very central location, which is really 5 mins from Kilburn tube station and on the N16 night bus route from central London. Will def stay here again as the rooms are a decent size and clean. We've stayed before and always use the restaurant as the quality of the food served is excellent.

Diappointing that draught beers are no longer served.
Breakfast also a big let down, if you're going to serve continental, then at least do it well.
Front rooms can be noisy at night.

Good Place, Good Location

Our daughter recommended it since she lives in the general area. We stayed a total of 11 nights and were never sorry. It was quiet most of the time (couple of times drunken singing from the street in the early hours). Double-bed room was very large, hot-water was plentiful after some cooler, rainy days. Area is very good for all different types of restaurants and food/alcohol shopping. Super close to 2 tube lines, really handy. Read more

Following a long journey we arrived around 9.30pm on a Friday and found the only entrance was through a busy bar; the area for checking in was deserted with no bell.Eventually a friendly face came along and we were shown into a huge room with lots of storage. There was an entrance from the rooms to the restaurant/bar without leaving the building, making me feel comfortable as a woman traveling alone. Had breakfast each morning - plenty to choose from, as well as one dinner which was very good. There was antique furniture in the halls that added to the ambience. This B&B is a real find sadly let down by small details

Room - very large, well furnished and recently decorated with comfortable kingsize bed but dreadful pillows and useless reading lights. Intelligently positioned hair dryer next to mirror and small table
Bathroom - well laid out, good quality fittings but the support for the shower head was broken and there was nowhere to put the soap. No bath mat.

What we needed.

We needed a room to sleep in and to hold our suitcases while we did tourist stuff and visited family. The room was cramped, very much so. No air conditioning, usually wouldn't be a factor in London, but we had to visit during a heat wave. Overall it was what we needed, no-frills room for a decent price. Read more

We've been at the black lion for 3 nights, in a room with ensuite bathroom. The room was quite small but nice and freshly painted. The barthroom was very small, but also this new, even with no place for towels etc. The cleanliness was overall good. The breakfast is served in the pub below, very nice. The food is simple but of good quality. We didn't try the traditional english breakfast, but we eat at the restaurant one night and it has been a good dinner. Stayed one night in May 2013. We were going to a party nearby and needed somewhere local to stay. We had a twin room at the Black Lion. Very clean, excellent modern bathroom, and great pub downstairs. Bar manager booked us a taxi and and stood outside with us chatting and even rang the taxi company to chase them up for our car.

This has always been one of my favourite places to stay

As usual the rooms, facilities and staff were great however I filt a bit let down that they no longer offer a cooked breakfast which when you don't eat bread crissants etc means you're left with a bowl of Muesli and a glass of orange juice.
I understand that at the price they charge they can't offer it in with the room anymore however last month when I stayed they had the perfect compromise with the continental style free and an excellent cooked breakfast on offer at a reasonable price. Read more

Excellent budget accommodation

Booked on the Internet three weeks before and on arrival was booked in without any problems. The room was large and nice and warm as this was Feb and the outside temp was -2c, bathroom c/w shower was clean and the bed was large and comfortable.
Full English breakfast was included and was very good and very efficient service. I had an evening meal in the pub bar and being resident got 15% discount for me and my guest. All in all a very comfortable stay at a budget price, would stay again. Read more

I actually stayed in the basement flat round the corner rather than the actual guesthouse so this review is for the flat. The stay was fine but I was there as I was working as a volunteer in the Olympics. The flat was fine but I stayed in the front bedroom which was very noisy as I couldn't close the window so spent the nights sleeping on the couch. Flat was reasonably clean although the bathroom grouting needs a clean and under the couch. Couch covers were ripped. Oven guide needed. Read more

Brilliantly located, wonderful food, great room. Wish I could have stayed longer.

When I arrived at the hotel the check in process was fast and I was able to go to my room. It was a spacious, clean and comfortable room with a great bathroom and shower. Within walking distance of Kilburn Station, it is in a great position if you need to travel. That night I went to eat in the pub part of the hotel and was served quickly and the food was brilliant. I had a great nights sleep and there was a great choice of food for breakfast the following morning. Great hotel. Read more

No cooked breakfast. When I went to the Cocoa cafe with my voucher, and ordered egg and bacon, I was told that was not covered. I gave them the coupon, but ended up paying for everything I had.

Good value, clean and generally satisfactory.

Friendly greeting and heavy case carried up the two flights of stairs for us. The clean and perfectly adequate room would have been easily significantly improved if there had been soap provided and a plug for the washbasin. The generous wardrobe was provided with ample hangers but the absence of hooks anywhere, especially in the shower room and by the radiator, was very inconvenient. Efficient new double glazing adequately suppressed noise from very busy main road outside our 2nd floor window. Read more

I was given a double room with single occupancy and for the price I paid was good value. The room was tidy and tastefully decorated, quiet and adequate. Breakfast was served in a cafe across the road which was not a problem. Bad points were the blocked shower tray, no chair/table or desk in the room, no hooks, towel rails or shelves in the bathroom (a pet hate of mine in hotel rooms)and the coffee cup I used the first night had not been washed or cleaned when I returned to the room the next day. As a regular visitor I was deeply disappointed this time

I have used the Black Lion on numerous occasions over the last 2 years. However on this occasion on arrival the bed was not made up, there was no bedside light and the radiator could not be adjusted. I was really disappointed. There have been refurbishment works the last couple of visits this year and perhaps management's eye is off the ball but these issues are pretty basic in my view. Also no deduction in price or offer of a pint on the house which would have been appreicated. Read more

We loved the room that had lots of light and space. The furniture was pretty. If I'd stay longer and it would rain, I could imagine staying in a few hours for some reading and resting.

The neighbourhood is nice, but too noisy on weekend nights. We were visiting the city and relatives during the day. When we went to bed at 1p.m. there was still a lot of noise in the street.

Much better than expected!

I was rather pleased with the facilities of this garden appartment. It is difficult to fathom what to expect, but this really was top modern facilities shared with another guest, but without any bothering. The location was also much more accessible with public transport than I had thought. If you are going in a party of adults, rooms were very spacious - we had trple room that had 3 singe beds, a twin room and a family room that had a double bed, songle bed, dning table and kitchen !

Traffic noise - it was very warm in room, so had to either have windows open and be kep awake by traffic noise or have windows shut and be very warm !

Its easy to find, once your in kilburn, but also its only 20 minutes and 1 change on the tube from St. Pancras. The 'Garden Flat' flat would be great for a group stay. We would stay there again!

Clean, convenient and very good value

The room was large and clean. If you are a light sleeper, you will need earplugs as many of the rooms face on to the Kilburn High Road which can be noisy at night, especially at week-ends. But it's a great location and the pub is terrific. Read more

Convenient location

Five nights, cleaned daily, close to underground and overground rail service, frequent buses almost at door on busy high street with lots of choice of food venues and other services. Far from luxury but adequate if out for day or day and evening. Never tried the pub restaurant but menu looked trendy and refurbishment sensitive to the previous decor and style.
The cooked breakfast at the nearby Efe's Cafe seemed unusual but was quick, wholesome, convenient and they gave good, friendly service. Read more

Worst night of my life

Arrived at hotel to find we were actually sharing a vile garden flat 1/2 mile away from the hotel it was worse than a hostel and had no decent bathroom and someone had left all there belongins around the place like they lived there. We basically locked ate selves into the room until morning. We had a visitor half way through the night trying to get into are room which was very inappropriate. Two over 65 couples on vacation, bound to stay in London for four nights. Made February reservations for June stay. Promised 1st floor non-smoking rooms. Published data indicated Wi-Fi available and free. Actual rooms were on 2nd floor, 45 steps from street, one room smelled like an ash tray, no Wi-Fi and personnel did not seem interested in getting it working... or offer alternatives. London's hidden gem.

I have been staying in various hotels in London every week for the past few months. I can say that this is the best place by far. The rooms have space in them and are some of the cleanest I have found. Breakfast in the bar has a nice atmosphire in fact the whole place has a wonderful atmosphire. All for a fraction of the cost of some of the other bugdet hotel's in London. I have booked my room for the next few months. The main road outside is busy at all times I found earplugs work. I had not had much luck with hotels in london, one I stayed in was infested with bed bugs the others lack space or any other sort of comforts. The Black Lion Guesthouse is very clean and comfortable.

No fault of the hotel, but the road outside was very busy at all times. Most of the other hotels I have stayed at have the same problem. I bought earplugs and used them when I went to bed.

The room was very clean, but small and the bathroom was tiny, but was ok for our needs. If we had been staying longer the room wouldnt have been suitable.Only problem we had was just on the first night,the whole guest house was laminate flooring so you can hear every step anyone takes so didnt have a good nights sleeps,but after that first night we didnt have any more problems.Breakfast was great with lots of variety and handy as you can take it back to your room.Very basic,get what you pay for. Room (a twin) was spacious and clean and overall represented good value at price range. Minor niggles would be design of toilet/shower in which a large person would struggle to sit without pulling sink off the wall. Noise can be a concern depending on which side of the pub your room is on, but that shouldn't be a surprise to anyone. A fiasco on the underground reaching it (due to work on the line) but return journey just caught bus right outside direct to Paddington so next time will cut out the tube. A pub with good food & yummy cocktails very busy but didn't hear a thing in our room. Definitely worth what you pay for it

Stayed at the Black Lion on a Tuesday night with low aspirations due to the low price. However I was slightly surprised by the place. It is not the Ritz but you are not paying those prices. It is clean though basic. The room (4) is large with enough of a bathroom to do a job. If you want somewhere to lay your head and have a shower without breaking the bank you can't go far wrong. If you plan on spending all evening in your room, don't bother. Read more

Good price, but only if you're not fussy

Returned to Black Lion in June, knowing that it is relatively cheap and in a good location for public transport. I was given a huge room on the front corner of the building and on the first floor (very steep stairs would make it unsuitable for people with mobility issues). Unfortunately, this made it very noisy as you are on a main road and one of the windows would not shut over completely. Read more

Staff was very friendly and always willing to help. We made reservations online and paid them in advance and everything was very simple.

We got everything we expected from The Black Lion. No luxury, but cleanliness. No haute cuisine, but amazing location. Security and service were good, rooms were quiet and warm. En Suite was convenient, and digital TV on a flatscreen was an unexpected bonus. Breakfast was basic, self-service from a limited buffet, but absolutely fine. No sleep whatsoever

Firstly, the check-in gent and the pub staff were all very friendly and efficient. Unfortunately, that's where the plus points finish. The room, which according to the website has been "recently refurbished" had a toilet which wasn't even fixed to the floor. When flushed it came clean off the floor and moved forward about 3"! The noise from the street was unbareable 'til about 4am. After that, the noise from the staff within the B&B was dreadful. No consideration for guests. No sleep whatsoever. Read more

The quality of rooms was not stable. We rented 2 rooms during New Year. One was OK. My friends were happy with that. But my room was not good. The light above basin was broken and the main light was broken as well. On the other hand, the metal hosepipe was broken, and it cut my finger and made me bleed. And the staff was busy at doing business at 1st floor Bar and probably had no time to take care of the rooms at upper floors. Read more

Very nice rooms, but unfortunately not clean (all over with dust, my white socks have been black!- no lie, I wonder if they have a vacuum-cleaner) In the bathroom we had some visitors (silver-fishes). Breakfast a bit poor: just 4 croissants for all guests and if you come at 8, there is no bread and cheese left. (Breakfast from 7-9). Steep, narrow stairs. Quite a struggle if you have heavy luggage. The window could not be closed properly, constant cold draft. Made the noise from the Kilburn High Road annoying at night.
