Description

For over 300 years the Dawes family have lovingly cared for the country house and gardens and today they present one of the breathtaking spots in the south-east of England. 10 acres of gardens lie within an 800-acre farm with stunning views of the surrounding countryside. Sitting at the top of the hill is the late-Victorian manor house, featuring the West Wing Kitchen and Guest Rooms. Our five Guest Rooms have been individually decorated and feature an ensuite bathroom, flatscreen TV and tea and coffee making facilities with stunning views over the estate. Guests can enjoy exclusive access to our ten acres of stunning gardens outside of normal opening hours and enjoy a tasty breakfast in our West Wing Kitchen. Due to being in an old house with the guest rooms on the first floor we are inaccessible to wheelchair users. Being a small family business we aren't always staffed and as such operate a flexible self check-in service, We are ideally located just off the end of the M2 motorway in Kent and en route for anyone travelling to Dover or the Channel Tunnel. We're also just 10 minutes drive away from the seaside town of Whitstable or the cathedral city of Canterbury and just 5 minutes from the charming market town of Faversham with plenty of shops and supermarkets. For the active guest we have some great local walks and cycle rides accessible from our doorstep and we will happily store bicycles overnight. During our Garden Season (April to September) our Tea Room is open Wednesdays to Sundays serving home-made lunches, cream teas, cakes and afternoon teas. In the evenings, we're just a short walk, and even quicker drive away, from the Red Lion pub in Hernhill - a 13th century Hall House stepped in history serving contemporary Kentish food from local suppliers. We're an ideal country house retreat and we welcome families, friends, couples or those on business. Come stay with us and enjoy everything the estate has to offer.

Mount Ephraim is a family home and business and the estate has been owned by the Dawes family since 1695. As well as the gardens being open to the public, we now offer five guest rooms in the West Wing and organise weddings and events. Our guest rooms have been lovingly renovated and decorated by husband and wife team, Jenny and Greg. With a passion for property developing, using their skills and creativity for the family business was too good an opportunity to turn down. Each room has been individually and beautifully decorated and are named after their former inhabitants - Cook, Butler, Gamekeeper, Maid and of course our Sir Edwyn Suite who built the house that you see here today. Mount Ephraim’s beauty is romantically historical in nature. But while the family is careful to preserve that traditional heart to the estate, we do not restrict ourselves to the sedate and reserved. We host all kind of events, weddings and special occasions – from traditional receptions to large-scale concerts and festivals. Accessibility

The B&B rooms are based on the first floor of the West Wing of the main house, accessible by stairs only.There is no lift. The rooms are therefore not suitable for wheelchair users or for anyone with difficulties in climbing stairs. The rooms themselves are all on one level with no steps or stairs.
