We were greeted immediately upon arrival with a warm smile and welcoming attitude. Peter, the owner, was gracious and informative. The room was clean and tidy. The beds were firm and comfortable. We chose the first floor room and were treated to a view of Arthur's Seat in the distance and the lovely garden below. The neighbourhood location was ideal for a quiet and restful night's sleep; our walk into town was 20-30 mins and each route we took offered a different flavour of Edinburgh. Read more

Amazing hospitality, fabulous place

although there is no reception area as such we were greeted immediately by staff and checked into our rooms which were ready and waiting. Peter gave us the keys and also some advice about places to visit in Edinburgh and how to get to the centre which was greatly appreciated. Breakfast was lovely with a good selection and very attentive staff. Check out was relaxed and we didnt feel rushed. Theres loads of places to stay in Edinburgh but I doubt you can find anywhere as friendly!! Read more

Nothing too much trouble

Visited Edinburgh for the fringe and had to book at short notice but a really good find. Peter, the owner, is a lovely guy and nothing was too much trouble for him. Situated in a very nice part of Edinburgh only 20-30 minute wander from the centre with a bus every 5 minutes or so. Free off road parking (huge bonus as parking in Edinburgh costs a fortune), very clean throughout, friendly staff. Would recommend this b&b to anyone not wanting to stay in the centre or pay a fortune. Read more

If you are looking for a traditional Scottish breakfast I would head into Edinburgh. The shower was very old also and had very little pressure.

We arrived early after a long flight and we were welcomed by Peter. Even though we could not check in right away, we were offered refreshments and a chance to freshen up. Peter told us he would make sure our luggage was put in the room while we were out sightseeing. We were given keys so that we could in when we got back.

The room was very nice and the beds very comfortable. Breakfast was delicious and made to order. We were conveniently located a short walk from the bus lines. Read more

During my all too brief holiday, Cherry Tree Villa was just about right. Clean and comfortable with adequate facilities (one shower was unusable at the time and the stairs were narrow and tricky for large luggage). Our stay was comfortable enough though overall we expected more for the amount paid. Defintely due for refurbishment! Our room was very basic and rather squeezy (even with only 3 in a room for 4.)and did not match the description given for our booking. If we had been in the expected 'Apartment Suite' we may have been more comfortable. Read more

I stayed 3 nights during May bank holiday this year with my cousin.
We had twin room with en-suite, with large and very comfortable beds, big bay window with a lot of light.
The owner, Peter, and all his staff are extremly friendly and helpful, breakfast is delicious and as much as you can eat. Location is good for a few days break, not in the very centre of the town, but in walking distance from the old town, and on lovely, quiet, leafy street. Read more

We have to reluctantly respond, as this is unfair to all hard working hospitality teams: Your toast was hot when we toasted it and put it on your table. However, if you leave it and wait until your special veggie request for mushroom omelette is made.The toast may cool down & not reheat itself. We are limited in choices to only sausages, bacon, haggis, eggs, mushrooms. tomatoes, porridge, 7 types of cereal, (scones, pancakes & doughnuts when available)apple & orange juice, fresh coffee & fruit.
