Great Location, Great Price, Great Stay.

I visited Scotland with a friend as part of a uni art brief. We had estimated our time of arrival as 4pm however, we arrived much earlier at around 1pm, slightly dishevelled and in desperate need of sleep!

The comfortable rooms and facilities. Good showers. Decor of the hotel is fresh and obviously well maintained. Excellent location - short bus ride to the city centre.

The breakfast was tasty but odd. The continental choice was good, but the cooked breakfast did not include sausage or bacon, instead opting for chicken nuggets!! This is not a breakfast food.

Quiet and relaxed guest house. Helpful and friendly staff

We were looking for a guest house with a nearby stroll into the city and that is exactly what we got. An enjoyable wander each day.The room was very clean. The breakfast was lovely and plentiful with a great selection. Enough to keep you full for the afternoon. Read more

The location. Quiet yet close to the centre. The staff were friendly and gave us privacy and space. Large selection at breakfast.

The rooms did look a bit dated, but were very clean. The ensuite/ private bathroom was not in the same room but across the hall. Made it difficult after showers. But we soon got used to this.

Would recommend

Good quiet location - bus stop across road. Clean, spacious room with good facilities. My mattress wasn't great tho'. Expected a contintental breakfast and this was excellent - fresh fruit, croissants, cheese etc. Also offer fried or scrambled eggs with mushrooms/beans/tomato - no meat. This was fine for us - we were very pleased. Good rate for Festival time. Read more

Not really, although the fact it was managed by a Muslim family would explain why we didn't get bacon or sausages with our otherwise "full" breakfast!

A Pleasant Short Break at The Ivy Guest House, Edinburgh

We had a pleasant short stay of 4 nights at this Guest House. Nice welcome on arrival and convenient parking to the rear of the property. Room was clean and comfortable, although tv in room may need replacing as screen was odd colour! There was a good selection of cereals, fruit, yogurts and croissants at breakfast, but we were suprised that the cooked breakfast did not include sausage or bacon. Maybe that's just greedy! Perfect mini-break for our wedding anniversary

It was our first vedding anniversary, and we wanted something simple, not too expensive. The guest house was very charming, staff very friendly and the place very clean. The town center is a bit further than we thought, but it is still walkable and bus service was also excellent. Breakfast was simple but delicious and plenty. I would not stay at the Ive House again.

We were never asked about our booking and they did not understand that we required 2 rooms: 1 as a double room for my wife and I, the 2nd room a twin room for two female friends. We were never shown where Breakfast would be served or what time.We had coffee which was only warm and the milk jug had curdled mild. This was swapped with another table. The Continental Breakfast consisted of 1 egg. 1 muchroom and 2 slices of tomatoe & a dish of warm bean. Cheese was also out of date.Jam portions open. Read more
