A double room with en-suite shower & toilet facilities. Each room has a double bed, central heating, television, radio alarm, tea and coffee making facilities, and wi-fi reception.
Our Family En-Suite Room has a double bed and a single bed, and room for a cot either in the main room or in the connecting side room which also has a single bed. There is a tv/dvd in the main room and another in the side room, also there is a radio alarm, tea making facilities, central heating, and wi-fi reception. Ensuite shower and toilet facilities open off the main room.
The Triple has a main bedroom with en-suite shower/wc, plus an adjoining sideroom. There is a double bed in the main room and a single bed in the side room. Both rooms have tv/dvd, and tea/coffee making facilities, but share the en-suite in the main room making this ideal for a small family of three, or as a twin offering a little more private space than a standard twin room.

We have just returned from a 2 night stay at the Phoenix guest house and it was lovely! Me and me husband wanted a little break for our 7 week old sons first holiday and The Phoenix Guest house made it a very enjoyable one! Jennifer was very helpful and welcoming right from booking our stay. She offered cot, steriliser and changing may which was much appreciated for our son. Great location next to park. Some like soft beds, others something firmer. I am sorry that the reviewer did not find their's comfortable, but since others have commented favourably about the same bed, I shall moniter the situation for now and ask for feed back from future guests.

My mum, 12yr old son & myself stayed in the pheonix 17th/18th August, im ashamed to say we was very apprehensive about arriving at our guest house for the weekend because of the price being low we didnt know what to expect, but we were pleasantly suprised, it was very comfortable, clean, the room was lovely & bright. The landlady was very accomodating & friendly. There was more than enough to choose from for breakfast & was delicious. We enjoyed our stay & would highly recommend it. Read more

Of course with this hot weather we are all sleeping with our windows open. Seagulls are all part of the seaside holiday experience, and at present they are particularly noisy while their youngsters are starting to fly from the nest. One came down in the back yard, and we put it on the flat roof to encourage it to fly away. There was much trepidation as we and some of our guests watched it survive attacks from rival gulls and the a cat!!! creeping up on it.

Old- fashioned style decor with a tiny 'bathroom'. However, the beds were comfy and it was literally only a few minutes walking distance away from the Open-Air Theatre which was the reason for my visit. Short walk to North Bay Beach. Read more
The phoenix is a nice b&b in a good location close to the north beach which is the quieter not so touristy part of Scarborough and a 5min drive to south beach. Local amenities on the door step including fish and chips :) Family room was quite big and very clean and comfortable. Breakfast was very nice but I was charged quite a bit for my 3 year old son and he only ate cereal (very steep!) but the adult breakfast definitely good value. We charge a flat rate of £3 per child per breakfast, regardless of how much they eat, and some can eat as much as an adult. The adult rate is just £5. When you consider that you get a pot of tea or fresh ground coffee, cereals, fresh fruit, yoghurts, then a choice of either a full cooked breakfast, or a substantial continental breakfast, I think that is very good value, and if you do not eat much at breakfast time, you always have the option of staying room only.

We do a good cooked breakfast, continental and vegetarian options are available, and there are cereals, fresh fruit etc.to help yourself to on the sideboard. However, not everyone wants to tuck in at breakfast time.I always ask when people arrive and haven't booked a breakfast if they want one, that is so I know what numbers I am catering for in the morning, If the sun was shining, I would go with the lady who wanted her coffee and croissant while watching the waves lapping the shore.
Adequate for a 2 night stay but due to size of rooms difficult to put case anywhere other than under bed. Would not like to stay for a week in these cramped conditions. Read more
Some of our rooms are not large, but they have all passed inspection by the AA when we got our 3 star rating. The lady who did the inspection stayed in the room that the reviewer had. I had no idea who she was at the time and I can tell you that she did a thorough job, pulling out the bed to inspect behind, and she viewed all the room before she left!

Anyone who watches Strictly will know that there is always one judge it is very hard to get good marks from.
They found us clean and comfortable, but the room 'dated'. The Phoenix is over 100years old and although I am steadily updating equipment, bedding etc., I do not want to impose a modern style of decor that would be out of keeping. The room is next on the list for a new flatscreen TV with DVD. 'Small ensuite' fair comment but the shower is hot and works. Please note our other reviews.

We have two family rooms. Room 3 is the larger of the two, but when the reviewer booked this had already been taken so I am pleased to hear that they were satisfied with their stay in room 7. Both rooms have ensuite shower and toilet and a side room attached which gives an extra degree of privacy especialy useful with older children, or indeed groups of adults willing to share.

Me and my partner stayed for 2 nights, it was a very friendly stay, the staff were helpful. We went for the nightlife and the guesthouse is 20 minute walk or 10 minute taxi ride. The arcades are also a shirt distance, a nice walk to fill a little time. We didn't have any food in the hotel so I can't comment on it but it did smell lovely. All in all a great value for money. Beakers? Please, just ask us! We keep a supply of mugs in the kitchen for just this reason, but when new guests first arrive, out of politeness we put out the cups until they express a preference.
Room 7, in which the reviewer stayed, is up 2 flights of stairs, and probably better suited to a younger family, room 3 would have been a better choice for them had it been free. However I am very glad this did not spoil their stay, and I hope that next time I remember the beakers.

The Phoenix was located very close to Peasholm Park and with easy access to the North Shore and local shops which made it very convenient for us (a couple holidaying with my family on a short trip). The rooms and facilities were very clean and tidy and the staff were very helpful about the facilities upon arrival and the parking facilities, which made our trip a lot easier! We are a small establishment and have not the space to provide all the facilities of an expensive hotel, but we do our best with what we have, and hope that our friendliness and attention to the small things that make a holiday run smoothly makes up for this. You are quite right, we have been upgrading our towels to larger more luxururious ones. Sorry that you seem to have experienced some teething problems, we will look out for this in future.

The Phoenix was ideally situated close to Scarborough town centre.
The Landlady was friendly and gave us good advice as to where to find a good place to eat for the evening.
