Gingerbread Cottage is a beautifully renovated 4 bedroom cottage in a secluded and private location. With direct access to Bedgebury Forest, walking, cycling and running are on the doorstep to enjoy in the peaceful Kent countryside at your leisure. 40 minutes drive to the sea at Camber Sands/ Hastings 25 minutes drive to Tunbridge Wells Mainline station 15 minutes 1 hour train journey from mainline train station to central London ACCOMMODATION OVERVIEW Deceptively spacious the accommodation provides Ground Floor – Cosy sitting room with wood burning stove and TV Ground floor double bedroom with queen size bed Snug furnished with a desk, chair and two seater sofa and bean bag overlooking the deck and beautiful view, A little get away for the kids! The airy, contemporary kitchen is well equipped with a Fisher & Paykel gas/electric range cooker, fridge/freezer, microwave, Nespresso coffee machine, Kenwood food processor. Breakfast bar has seating for four people and the dining table comfortably seats 8 people. French doors lead out on to the delightful deck with the views overlooking the surrounding farmland and forest beyond. It is quite breathtaking. The hallway has a hanging area, laundry cupboard with washing machine, along with a separate hanging cupboard Cloakroom/wc First Floor Bedroom 1 – Queen size double bed with wardrobe, drawers and en-suite shower room Bedroom 2 – King size bed with ample room for a travel cot Bedroom 3 - Two single beds ( can form a double bed) , built in wardrobe Family Bathroom – Bath with over head shower and hinged shower screen, wash hand basin, toilet. Wifi TV’s Freeview Music - re-chargeable speaker for streaming music Outside The garden is fully fenced, secure and private Lockable shed for bike storage (at hirer’s risk) Parking is available for up to three cars at the front and side of the property. Well behaved, fully house trained dogs are allowed, subject to house rules.

At the side door there are two steps up from driveway level into the property, All doorways are generally 730mm/ 29 inches approximately There are two steps from the hallway down to the kitchen/ dining area. The deck area has one, increasing to two steps down from the deck to the garden

Directions

  • Road from A21 Southbound (1.0 miles)
    From the A21 Flimwell traffic lights turn left signposted to Hawkhurst Go past the Wealden Smokery, Car garage, Church, then the property is on the left after a wide verge There is a black and white reflective bollard at the turning. This is a hard left hand turn to the track Gingerbread Lane. (Note: If you reach a small lane on the left with a post box and Delmonden Lane on the right you have gone too far!) The cottage is the second on the right Number 2.
  • Road from A229 Hawkhurst (2.0 miles)
    From Hawkhurst travel towards the A21 signposted Tunbridge Wells,London After leaving the 40mph restrictions you will pass lanes off to the left (Delmonden Lane) and right (unnamed with post box) Then there's a field, followed by four houses on the right. The last house has a blue house name. Gingerbread Lane is immediately after the 4th house, on the right with a black and white bollard. Number 2 is the second property on the right.
