Dairy Barns Holiday Cottages Information


We have 2 Country Cottages to choose from on the Farm Willow Farm Cottage is the perfect destination for that Norfolk holiday by the sea with just a 15 minute walk to the beach. This 3 bedroom cottage can comfortably accommodate up to 6 people and has a large enclosed garden with decked area and BBQ. There is a fully equipped kitchen with dishwasher and washine machine, dining room, lounge and bathroom. Towels and linen are provided for 6 people. Available all year-round with full central heating, double glazing and wood burner in the comfy lounge. Please note the staircase is quite steep so not suitable for guests with limited mobility. Sorry, dogs are not accepted in Willow Farm Cottage. Dune View Cottage is the semi detached mirror image of Willow Farm Cottage next door. Dune View has a dog proof garden and dogs are welcome, its a great location for long walk and dogs are welcome on parts of the local beach all year round. Both Willow Farm Cottage and Dune View can be booked together to accommodate 12 people and there is a secret adjoining door in the cupboard under the stairs so the cottages can be linked when booked together! For everyones comfort our cottages are non-smoking

Hannah and Ian Deane along with there friendly team have been running the Dairy Barns for over 10 years. We love welcoming people to our farm and all the cottages are finished to a high standard so we hope you feel at home as soon as you arrive with us. We are happy to offer advice and suggestions on places to go and things to do in the area and you are welcome to walk on our farm tracks to make the most of our beautiful location. We have cattle and sheep grazing on the meadows at certain times of year and you are always welcome to say hello to our 6 horses and ponies. Lots of our guests come back year after year which tells us that we are doing something right!

Dune View and Willow Farm Cottage have steep staircases and downstairs bathrooms so are not recomended for guests with limited mobility.

  • Road from Norwich (18.3 miles)

    We offer self check-in however any problems or questions my mobile number is 07909 928858.  The directions for the cottages are all slightly different so please read carefully!

    From A47/Acle roundabout
    • At roundabout (petrol station & starbucks on LH side) go straight over SP Caister on Sea (A1064)
    • Follow road, over bridge and in approx 1 mile turn left SP Clippesby and The Broads (B1152). Stay on this road until the end where you come to a T-Junction.
    • Turn left SP Stalham and /or Wroxham (A149). Follow road through villages of Repps with Bastwick and Potter Heigham. Approx 1 mile after Potter Heigham take the tuning on the right SP Hickling and brown sign Hickling Broad.
    • Follow this road to the village of Hickling; continue through the village past the Greyhound Pub, out of the village past Hickling House Nursing Home on right, past Hickling Hall farm on left. At small junction keep right SP Sea Palling.
    • In approx 1 mile down this road you will go over small bridge with white railings, in approx 800 yards after the bridge, the Dairy Barns at Lound Farm are round a tight corner on the left.

    DUNE VIEW and WILLOW FARM COTTAGE Continue past the Dairy Barns for approximatley 1 mile where you will come to a junction.  Slightly to the left, opposite the junction are the 2 cottages.  On the right is Willow Farm Cottage with apple trees in the garden and green doors, on the left is Dune View with a long shingle drive.  POSTCODE NR12 0TT

    From Norwich/Wroxham
    • Take the A1151 to Wroxham from Norwich. Travel through Wroxham
    • Stay on this road until you reach the small town of Stalham.
    • At Stalham take the second left at Tesco’s junction SP Sea Palling and brown sign for Waxham Barn
    • Go across mini-roundabouts following signs for Sea Palling and Waxham Barns.
    • You come into the village of Ingham with a sharp bend around the Swan Pub, keep following the signs to Sea Palling and Brown Camping sign
    • At T junction turn right SP Sea Palling.
    • Follow this road for approximately 2 miles and you will come to a junction on the right SP Hickling and Potter Heigham. This is Hickling Lane (If you reach the village of Sea Palling you have gone too far)

    DUNE VIEW and WILLOW FARM COTTAGE are just before the junction on the left handside.  Dune View is the first cottage with a long shingle drive and Willow is the second cottage with apple trees in the garden and green doors.  POSTCODE NR12 0TT
